The Pond's Edge Condominiums Owners Association consists of 11 buildings with 34 units and we are located on the eastside of 12th Avenue, north of Holiday Road and south of Oakdale Blvd, in Coralville, Iowa. Our building addresses ranges from 1801 to 1821 12th Avenue with each units labeled A or B for the duplexes and A, B, C, or D for the fourplexes. Our zip code is 52241 and phone area code is 319.

The Board of Directors meets once a month and/or on an as needed basis. The Pond's Edge Condominiums Owners Association is located in Coralville, Iowa. Along with our unique buildings and units, well-manicured landscaping, and excellent location, this website is designed to make Pond's Edge an even better place to live and enjoy. Easy access to restaurants, lots of shopping opportunities at Coralridge Mall, Brown Deer Golf course, biking trails, the Coralville Recreation Center, and the University of Iowa are all within walking and biking distance. Coralville Transit Bus system & the University of Iowa Campus Oakdale bus route stops at the complex south and north entrances for quick easy access to transportation. All these amenities taken together, make Pond's Edge on 12th Avenue a highly desirable place to live.

Trash an recycle Pick-Up

The Ponds Edge Association has contracted with Johnson County Refuse Inc. for regular trash and recycling pickup that is scheduled to be collected every Thursday mornings. Each unit has two bins, one for recycle material and one for garbage. Please contact Johnson County Refuse at www.johnsoncountyrefuse.com for more information.

What all can be placed into the recycling cans?

Recyclable items are glass, plastic, metal and aluminum and paper (all newspapers, magazines, cardboard, glossy ads, catalogs, phone books and other paper products), and are collected in the commingled recycling cans.

After walking your dog, cleaning out your cat's litter box or cleaning your bird cage, wrap the "deposits" in a plastic (grocery) bag and throw into the regular trash. Do not throw the bags into the storm drains.

Some Reminders about Recycling...

Acceptable Materials:

* Glass Clear, brown or green soda, beer bottles, wine and liquor, ketchup, glass food and juice containers - rinsed clean, with caps removed, labels and neck rings are okay.

* Metal food and beverage cans rinsed clean, labels are okay. All food can lids must be removed and placed inside the can for safety.

* Plastic All recycled plastics must have the stamped triangle with 1 or 2. Plastic bottles and jugs rinsed clean, with caps removed, labels and neck rings are okay. Crush plastic bottles by carefully stepping on them so they take up less room in the recycling containers. Hold onto a counter-top or doorway so you don’t slip .

Non-Acceptable Materials:

* No Glass items other than bottles and jars ( no cookware, drinking glasses, light bulbs, mirrors, etc.)

* Metal containers other than food or beverage cans

* Plastic materials other than bottles and jars ( no grocery bags, Styrofoam, margarine tubs, deli containers, etc .)

Hazardous Household Waste (HHW)

HHW are products that are flammable, corrosive, poisonous, or potentially dangerous if handled improperly. Examples include lawn and garden chemicals, fuels, flammable solvents, poisons, automotive fluids, and household cleaners. These items should not be mixed with non-hazardous refuse items. They should instead be disposed of at the County’s permanent, year-round free hazardous household waste drop-off facility. Residents should contact the HHW chemist for guidance on proper disposal of household hazardous wastes Containers of any kind that held toxic or hazardous materials (no motor oil bottles, herbicide or pesticide containers, medicine containers, containers from chemical cleaning products, paint solvents cans, etc.)

Parking

The Ponds Edge Condominium Association Parking Policy for All Vehicles

Parking spaces are for the sole purpose of The Ponds Edge Condominium residents and their guests.

1. Overflow parking spaces are available throughout the complex grounds if additional parking is needed. Overflow parking spaces are located on the north and southeast end of the complex and in the center between buildings 1811 and 1809.

2. Ponds Edge Association prohibits parking of commercial vehicles with the exception of small vans and pick-up trucks.

3. Ponds Edge Association prohibits parking on the streets in the association complex.

4. Ponds Edge Association prohibits the parking of R.V.'s, boats, trailers and the like in their parking areas. Unauthorized vehicles will be towed at the owner’s expense.

5. Vehicles in disrepair, including those with flat tires, on blocks, broken windows, rags in lieu of gas caps are prohibited from parking in the Pond’s Edge complex. All owners of such vehicles will receive a warning notice on their vehicle windshield 5 days prior to being towed at the owner’s expense.

● NO PARKING is permitted on the complex main streets. The streets must stay clear in case there is a need for emergency vehicles.

● Vehicles repeatedly parked on Complex Streets will be TOWED at owner’s expense.

● Park all vehicles in your driveway or in the overflow parking spaces .

● Overflow parking spaces are available for short-term use by residents and residents’ guests .

● Parking spaces are not for storage of inoperable vehicles. Vehicles parked and not moved for more than 2 weeks will be TOWED at owner’s expense.


Vehicles that are in violation of the following restrictions will be towed at the vehicle owner's expense.

(1) Any vehicles that are abandoned.

(2) Any vehicles blocking fire zone.

(3) Any vehicles parked illegally.

(4) Any vehicles parked on the complex main streets.

If your vehicle is towed, DO NOT contact the Association. Please call: Campus Towing.


Ponds Edge dog owners are reminded that, under County Code, dogs are not permitted to run at large and owners are responsible for removing their pet droppings from property other than their own. Code violations are subject to a fine. Residents who observe such violations may file charges against dog owners. Residents who call in a complaint should be prepared to identify or describe the dog and owner, and to indicate the time of the violation if it is a routine occurrence.

It shall be unlawful for any person who owns, possesses or harbors any animal or bird to permit that animal or bird to create a frequent or continued noise disturbance across the real property boundary or within a nearby dwelling unit.

RUNNING AT LARGE PROHIBITED

Running at large means a dog roaming, running, or hunting off the property of its owner or custodian and not under immediate control secured by a leash or lead. It shall be unlawful for the owner of any dog, whether licensed or unlicensed, to run at large in the county, and any person who, after being notified by any unit owner that his/her dog is running at large, permits his dog to run at large thereafter, shall be deemed to have violated the provisions of this Code. The owner of a dog shall be responsible for the removal of the dog's excretion from the common areas of the complex property.

LEASHING DOGS .

All dogs shall be kept secured by a leash or lead, and under the control of the owner or other responsible person, or within the real property limits of its owner.

Please Remember!

When your pet becomes a nuisance to your neighbors, they may file a violations complaint against you with the Association Board, which, when corroborated with other neighbors, could mean a fine for you.


For Unit Owners

August 2, 2007

This letter is to confirm that the Pond’s Edge Condominium Owner’s Association Board of Directors approves the installation of one TV satellite dish per unit.

This approval is contingent on the following conditions being met:

● The dish can be no larger than 18 inches in diameter, in accordance with Exhibit C, Paragraph 2, of the Association by-laws.

● The dish must be mounted in an area extending out from the unit it serves; it cannot be located in the area extending from another unit.

● The dish can not be located in an area that interferes with the lawn care vendor or any other vendors that perform services on the Association grounds.

Additionally, the following placement guidelines should be followed whenever possible:

● Preferred dish installation location:

● Mounted to a pole in the front, back, or along the side of the unit it serves

● Mounted to the deck of the unit it serves

● The following dish installation locations are discouraged:

● Mounted directly to the building

● Mounted on the roof

The cost to repair any damage to Pond’s Edge Condominium Association property caused as a result of the installation of the TV satellite dish will be the responsibility of the owner of the unit the dish serves.

August 2, 2007

Association dues are due on the 1 st of each month.

This is outlined in the by-laws of the Pond’s Edge Condominium Owner’s Association.

As the buildings and grounds of the complex age and are exposed to the elements, the need for repairs and preventative maintenance will increase. To ensure that these necessary activities can be accomplished in a timely manner, it is very

important that all dues are received on time. Late payments can potentially lead to the inability to undertake necessary projects or lead to higher costs to complete. This in turn could lead to the need for assessments or increased monthly Association fees.

The board would like to avoid any assessments or increased fees for as long as possible. In order to accomplish this goal, it is imperative that all dues are paid on time. Beginning September 1, 2007, a late fee will be added for any payments received after the 5 th of the month.


The late fee will be $10 per month per unit that is not paid in full by the 5 th calendar day of the month.

This extended time frame allows for variations in postal transit time and holidays that may affect automatic payments.

No invoices will be sent. It is the owner’s responsibility to pay the dues on time each month.

There are a number of options for paying the dues:

● Check mailed to Association PO Box

● Electronic check automatically generated by your financial institution

● ACH- Electronic payments pulled directly from your chosen bank account
